, daily deal websites or Groupon as you may know it, is the in thing for all businesses small or large these days. This is basically where a large group of people get coupons to buy something from a vendor at a HUGE discount of upto 90%! For one day.

Both parties are winners as the consumers get the 90% off while the vendor gets a chance to shift some sticky stock very quickly. Of course there is no guarantee that they will do so in one day so usually they set a minimum number of purchases on the deal so the discount can “kick in”. At the end of the deal they get a quick load of cash to re-invest or try something else with.

Any businessperson will tell you that regardless of profit margins, it's always great to free-up some cash to work with instead of holding stock thats only good for “book value” and not liquid hard cash. So, after the deal the business owner can then start marketing to these new customers at full price and depending on the business they may actually get customers for life. Usually the daily deal is done on a commission only basis so they only pay commissions when their stock is sold. ll loans are credit score driven but FHA credit guidelines are not as stringent as a conventional loan. FHA underwriters focus primarily on credit over the last 24 months. FHA underwriters will look at credit to establish an ability to pay. FHA underwriters use common sense in the way they approach your loan and want to make sure there is a benefit for you and your family.

Today 640 is common credit score minimum used by FHA lenders. There are still a few government programs with minimum credit scores of 580.

Here is a list of issues that will affect your credit score and ability to acquire a FHA loan:
Credit History:
Lenders are looking for at least four (4) trade lines open for at least two (2) years. Some lenders require that one of the credit lines are for a large amount say $5,000. In the past alternative forms of credit was accepted. Today, alternative forms of credit are not allowed anymore.

Mortgage and Rent Payments:
FHA underwriters use your mortgage history and rent payment as the primary tool to determine credit. FHA underwriters look back at the last 24 months on your mortgage and rent payment history. If you have more than one 30 day late you may not qualify for a FHA mortgage. Always protect your mortgage payment history.

Installment Loans (Auto Loans):
FHA prefers no late payments in last 12 months. If you had a late payment in last 24 months FHA will require a letter of explanation.

Collections, Judgments, and Liens:
FHA will require all collections, judgments, and liens are paid in full. You are allowed to have a collection in a current payment plan (must provide documentation for last 12 months.) All collections, judgments, and liens on credit report must be noted on a letter of explanation. Borrowers who are delinquent on any federal debt, such as tax liens, student loans, etc., are not eligible for FHA loans.

Bankruptcy:
FHA requires 2 years after a chapter 7 and you can still be in a chapter 13 (2 years in Wisconsin) you must get court approval. Conventional lenders require at least twice the time between a bankruptcy and credit approval. Some lenders require 5 or 7 years. FHA is the way to go if you had a bankruptcy! Borrowers will have to submit a letter of explanation for the bankruptcy. Also borrowers must re-establish good credit history after bankruptcy. Typically they must show no late payments on their mortgage.

Student Loans:
As I mentioned before, if you have defaulted on a FHA mortgage you need to re-affirm or pay off the debt. This is one of the first things FHA checks on when you apply for a FHA loan.

Foreclosure:
FHA mortgages are not available to borrowers whose property was foreclosed on in last three years. It also includes borrowers that were given deed-in-lieu of foreclosure.
